We want to meet you AND your home. Doing so gives us valuable knowledge of what to anticipate. You’ll then provide a plat of survey so we may measure your existing home and draw up the existing plans. With this information we’ll perform the zoning analysis that may affect our designs or need for a variance. We’ll discuss your budget again and then begin schematic designs.
We’ll present you with designs that meet your program, with some flexibility between the layouts. Often pieces from each design are selected. These are then implemented in a way that attain your goals as well as fit within the character of your home. We’ll then begin discussing potential contractors to bid your project.
Permitting means the submission of the documents necessary to obtain a building permit. (This review by the local jurisdiction takes between 4-6 weeks.) We’ll also begin coordinating contractor walk-throughs & bidding templates for review of the bids. Our goal is to have a contractor selected prior to the release of the permit so that no time is lost during permit review.
We visit your site during construction to determine if the Work is being done per the plans and are in daily contact with the contractors. Construction time will vary depending on the size of the program and scope, but we’ll be with you until move-in day.
